We find a buyer and negotiate the price.  Then we make an appointment and bring in the buyer and
Assist2Sell takes over from there.  They will write up the purchase agreement, handle all the paperwork
and oversee the sale through to closing.
Direct 2 Buyers
They will attempt to find a direct buyer (a buyer without an agent) by staging an open house and posting
a For Sale sign in the front yard.  When they are contacted by prospective buyers, they show the house
and if a potential buyer wants to buy the house, they will negotiate a price.  Then they oversee the closing
process just as they would with Paperwork Only .
MLS for Less
Home is listed in the MLS and available to any and all real estate agents to sell.  If the home is sold by a
real estate agent the selling agent will get the standard 2.7% and Assist2Sell will get 1.8%.  However,
if a direct buyer comes along and buys the home without an agent, Assist2Sell will not charge 4.5% but
instead will revert back to Direct 2 Buyer and charge the flat rate of $2,995.
They suggest trying Direct 2 Buyer for 2 to 4 weeks and then going to the MLS for Less option.
I suggest trying our own sign and open house for 2 to 4 weeks then going to Direct 2 Buyer for 2 to 4 weeks
then going to MLS for Less if needed.  This suggestion assumes that I get the contract with Ameren.
